Property travel is a 'reasonable excuse' to leave the UK under the new rules on coronavirus!

Starting tomorrow, Monday, 29 March, UK residents have a "reasonable excuse," as the UK government calls it, to justify foreign visits if they relate to the buying, owning and selling of property.

This gives all Spanish owners and potential buyers a reasonable excuse for leaving the United Kingdom for Spain, but Spain will not let you do this, unfortunately. qatar property

Starting Monday and ending until June 30, you risk a fine of £5000 for leaving the UK, as part of the government's plans to control Covi-19, without a reasonable excuse. What is a "reasonable apology?" The complete list of excuses is published here at Gov.uk, and those relating to property are wide enough to cover almost every property related journey to Spain.

Under Regulation 8, Schedule 5, 'Reasonable excuses for traveling without the United Kingdom,' paragraph 7, the following can be traveled abroad:

Where P is reasonably required to leave the United Kingdom in connection with the purchase, sale, letting or rental of a residential property, to take on the following activities:

estate visitors or leaseholders, developer sales offices or show homes;

View residential properties to look for a purchased or rented property;

preparing for moving into a residential property;

Moving house; moving house;

Visiting a residential property for all activities necessary to rent or sell that property.

So you can leave the UK for house hunting abroad.

And you have a reasonable excuse to visit a property abroad to prepare it for rent and selling.

I imagine simply as an owner that you provide evidence of ownership, such as a copy of your title (escritura) or a filing in the land register (nota easy), is enough to justify your claim of "reasonable excuse." How do you plan to rent or sell your property any official border dispute?

Anyone who wishes to buy outside Germany may want to create a house-hunting file with a property shortlist, correspondence with agents or developers, and other material to back up a 'reasonable excuse' claim.

It sounds like good news for real estate agents and developers hoping to sell it to British customers this year, but it could also lead to more false enquiries and inspections by tyre-kickers without any intention to shop. This is all at an expense, so property professionals may need to be more careful in qualifying inquiries from the UK this summer.

Johnon Clause Stanley

The British press called it the "Stanley Johnson clause," because in Greece the father of the PMs used his property to break lock-down rules last year.

The opposition argues that it is elitist when Andrew Gwynne, Labor MP, tells The Guardian: "The government inserted a 'Stanley Johnson Clause' to Covid rules that enables people to go and come to see if they own property abroad, for hardworking families facing the prospect of a summer holiday. It seems to be their one rule and the rest of us another."

The fact is, however, that anyone who can afford a vacation abroad can use the estate clause as a reasonable excuse unless they have any reservations about this.

Is Spain going to let you in from Great Britain?

You'll be allowed to enter Spain? It is only if you follow another set of rules, explained on the Spanish Government Spain Travel Health Website, and have a reason accepted by the Spanish authorities, as explained here by the UK FO and the Spanish foreign office. At the Spanish-speaking point, property issues are currently not an acceptable reason.
